Extensions & Alterations

The design of your proposal is so important to get right, exploring all options to ensure the scheme delivers and offers good value. By first undertaking a detailed measured survey and preparing scheme drawings, it is easy to see what the proposal will look like, which will then evolve during the process into an effective buildable proposal that fulfils and often surpasses the brief.

Typically planning permission is required to extend, however in some instances the proposals will fit within the "permitted development rights" of the property, if this is the case, it is recommended that an application for a 'Certificate of Lawfulness' is applied for to confirm that planning permission is not required.

Initial meeting and consultation
Meeting with you at your property to see first hand the proposals and hear your ideas. Discussing any design matters you are unsure of and making suggestions when you do not quite know what you are trying to achieve. Advising you on any limitations that can be foreseen that you are likely to encounter in the planning and building regulations stages. Providing you with a fixed fee for our services, based on the tables below.

Measured survey
Further to receiving your instruction, undertaking a measured survey of the property both inside and outside.

Scaled scheme plans
Once the survey has been undertaken, drawing up the existing plans and then prepare proposed scheme floor plans to be sent to you for your consideration. Discussing these schemes with you and making any necessary alterations until you are happy with the layout proposals.

Detail Plans & Elevations
Once the scheme is agreed, continuing preparing drawings of the existing and proposed plans and elevations, as is required for a planning application. Again, the drawings will be sent to you for you to check you are happy with the progress of the project.

Planning Application Drawing
Once the design work is complete, the drawing is finalised by adding the required information for a planning application, this can include a site plan, block plan and location plan and any additional information e.g. materials to be used, obscure glazing etc.

Design & Access Statement
Where necessary, preparing a Design & Access Statement which describes the reasoning behind the layout and design of the proposals and any further information that would help the planning officer to make an informed judgement.

Client Approval
Once the above is complete, this will be sent to you for your final approval before the application is submitted to the Local Authority as a planning application.  Payment to the Local Authority for the application fee is required from you and also settlement of the balance of ArchitEXE Ltd fees.

Preparing and submitting the planning application
Completing the necessary planning application forms and submitting this along with your planning fee and the associated drawings & documentation as described above. As your agent, monitoring progress of the application (usually an 8 week period) and dealing with all correspondence and negotiations with the planners on your behalf, informing you of any developments.

Planning Approval
Should the application be approved, they will issue a written approval. This may have conditions requiring further input by you, your builder or services that can be provided by ArchitEXE Ltd.

ArchitEXE Ltd operates on a fixed fee for undertaking the measured survey, designing and drawing up a scheme to your approval, preparing a planning application, submitting it to your Local Authority for planning permission and acting as your agent. The table below gives an indication of the fees, with the fixed fee quotation for your project being provided following the initial consultation.

The above fee includes for carrying out any minor amendments requested by the planning authority. (If more involved amendments are required, a fixed fee will be provided with your instruction required prior to undertaking the work).

The above fee includes printing costs.

The above fee excludes the council's planning application fee which is usually £206.00*.

The above fee excludes the Planning Portal administration fee which is £20.

The above fee excludes dealing with planning conditions.

*In instances where the proposals are considered 'Permitted Development' and planning permission is not required (see the Planning Portal for more details), the application would be for a Certificate of Lawfulness. The application fee payable to the Local Authority is £103.

Fee Payment Terms
Upon your initial instruction, an instruction deposit is for 50% of the fee is due, with the subsequent 50% plus any excluded costs (see above) due for payment prior to submission of the planning application.

VAT is not applicable to ArchitEXE Ltd fees.
