So, this is hot off the press from Nick Boles MP and could really be quite significant, it will be interesting to see how Local Authorities deal with this one: "These reforms will make better use of redundant or under-used agricultural buildings, increasing rural housing without building on the countryside. Up to 450 square metres of agricultural buildings on a farm will be able to change to provide a maximum of 3 houses."

28th April update: New permitted development class MB for the above was introduced on 6th April 2014. I predict some happy farmers!

2014 Homeowner confidence

So 2014 is off to a flying start, it seems there is so much more confidence in the housing market and in turn people's confidence to invest in their homes. Many people look to move up to a bigger house and search the market to see whats out there but normally do not want to move far as they like where they are and their life is set up around where they live. This can ultimately end up going full circle and deciding the best value is to invest in improving their existing home to suit their needs thereby ticking all the boxes...and with no removal boxes in sight, not to mention stamp duty! With the relaxed planning rules introduced in 2013 it is now easier to get a good sized extension to your property.

Planning appeal successful

After having a proposed dwelling in Tiverton refused by Mid Devon District Council we submitted an appeal to the Planning Inspectorate as we felt that the reasons for refusal were not valid. The Planning Inspector agreed with us and granted full planning permission for the dwelling. I am very much against new dwellings in open countryside and greenfield sites, so feel strongly about pursuing sites within existing settlements, sustainable locations and brownfield sites. Land is finite - use it wisely!
